As per Statute 59.18.260, upon moving into a residential property, it is requires that if the tenant put up a Security Deposit that he or she fill out the move in checklist to make sure they do not get billed for unnecessary repairs. When filling out the checklist, the tenant should go into every room of the rental property and make a note of any type of blemish on the walls and floors.

When the tenant is complete the landlord or property manager should sign off on the document. When the end of the lease term draws near, both parties will review the property to see if there are any new repairs needed for the premises. If any damage is found, the cost to fix will most likely be deducted from the Security Deposit.
