Utah Rental Lease Agreement Forms and Templates


Utah rental agreements are mainly designated for residential property, in particular, between a landlord and tenant. It is advised that every agent, property owner, and manager screen their tenants before authorizing a contract. Also, if the unit was built before 1978, the lead paint disclosure is needed to be attached as well as the asbestos disclosure if constructed prior to 1981.

Utah Landlord-Tenant Laws:
Security Deposits – The landlord may require as much as desired, no State maximum. It must be returned to the tenant within one month (30 days) from the date of the end date or termination, whichever is earlier.
Entry – The landlord does not have to give written notice to enter the property for any non-emergency reason.
