South Carolina Month to Month Rental Agreement – PDF Template
The South Carolina month to month lease is a rental arrangement sometimes referred to as a Tenancy At Will, that allows a person to occupy property and pay rent on a thirty (30) day basis. There is no expiration date to the lease and the contract renews every month upon payment by the lessee to lessor.
The contract, like a standard residential lease agreement, must adhere to all Landlord-Tenant laws and if the tenant does not pay, all eviction laws. Therefore, it is highly recommended that the landlord review the potential lessee’s credit and income before authorizing any binding agreement through the rental application.
- Either party may terminate or change the terms of the lease agreement with at least thirty (30) days notice from one party to the other. The notice is recommended to be a certified letter for record keeping.
- If the housing unit being rented was built before 1978, the landlord must have the tenant sign the lead disclosure to notify of any existence of the hazardous paint on the premises.
