Kentucky Residential Lease Agreement – PDF Template
The free Kentucky twelve (12) month residential agreement can be downloaded free and used for any livable space located in the State. The property owner (landlord) and lessee (tenant) will most likely negotiate the following terms and once agreed upon sign a lease agreement;
- Monthly Rental Price
- Utilities including:
- Security Deposit
- Pet Deposit (if any)
The landlord may ask to see the tenant’s credit information through an application and once he or she is verified and approved an agreement should be created and ready to sign. Upon the lease signing, the tenant will need to bring any and all deposits in order to gain immediate access to the property.
- If the structure on the property was built prior to 1978, the lead based paint disclosure form should be attached to this agreement.
- Use the Move in/Move Out Checklist at the beginning and end of the term to mark down any preexisting damage so that the tenant does not get the repairs subtracted from their Security Deposit
- Kentucky Uniform Residential Landlord and Tenant Act
