A Kentucky month-to-month rental agreement allows a tenant and landlord to create a “tenancy at will” in which either party may change or void the agreement with at least thirty (30) days’ notice. The lease automatically renews every month as long as rent is paid by the tenant and the landlord is current with the terms of the contract.

The landlord should keep the same awareness with renting to a short-term lessee as the eviction laws and regulations remain the same for all types of lease agreements. Meaning a careful examination of the tenant’s employment status, income, and background should be reviewed through the rental application.

  • If the housing unit was built prior to 1978, the lease must be accompanied by the lead paint disclosure form, which should be signed and attached.
  • To protect your Security Deposit, it is advised to fill in the move in/move out checklist so that the tenant does not get billed for unnecessary repairs

Minimum Termination Notice

Thirty (30) days. Either the lessor or lessee may end a month-to-month rental agreement by giving the other party at least thirty (30) days’ notice (§ 383.695(2)).
