Idaho Residential Lease Agreement – PDF Template
The Idaho standard residential lease agreement is one (1) year long (but can be any set period of time) and is the most common type of agreement between a landlord and tenant. The contract sets the terms and conditions for how a tenant may live out their occupancy through the term of their stay with most importantly stating the rental amount due each month.
It is not required but recommended that the lessor verify all employment and income information through a rental application. This is simply used to make sure that the tenant is making enough money every month to more than cover the rental amount along with the expenses on the property.
*The landlord must supply the tenant with the lead based paint disclosure form if the building on the property was constructed prior to 1978.
