A Delaware rental application is used to get credit and background information on a prospective tenant to ensure they are able to pay the rental amount every month. Furthermore, it is recommended that landlords contact previous landlords and management companies of the tenant to see what they have to say about the person. The property owner or management companies’ are permitted to charge a fee to the potential tenant for providing this service if they so choose.

The landlord cannot charge more than the actual cost for performing a credit check on the applicant. The landlord cannot collect a reservation or “assurance fee” for reserving the property for the tenant (§ 5310(a)).
